At AdamBennett.co.uk we specialise only in the rental and management of student housing in York. This means that we can offer a comprehensive range of services tailored specifically to the needs of student property landlords. These range from a Student Tenant Find Service, Rent Collection and our Student Property Management Service. We aim to be the most affordable student letting agency in York, keeping our fees in line with your expectations without compromising the quality of the service that we offer.

Student Property Management Service

We can handle the management of your student rental from start to finish, taking away the hassle and removing the headache.

FREE Tenant Find Service including:

A free market appraisal where we advise you on the achievable rent and latest trends to optimise your property for the diverse and changeable York student market
An enhanced web listing on the AdamBennett.co.uk student property portal from the beginning of the student letting season until a let has been achieved
Once suitable student tenants have been found, organising the electronic signing of an assured shorthold tenancy agreement usually for a letting period of 9-12 months. Tenancy agreements can be tailored to the owners’ requirements if necessary
Obtaining security deposits
Wherever possible, electronic signing of any guarantor paperwork
Wherever possible, checking the right to rent statuses of the Tenants

FREE Tenancy Handover Management including:

Timely collection of all keys from your outgoing tenants at the end of their tenancy.
Once vacated, ensuring that your property is made ready for occupation by the incoming tenants. This will include organisation of any cleaning and repair work necessary to ensure a smooth handover
Handing over keys to the incoming tenants ensuring that they have firstly paid all agreed rent, deposits and submitted all relevant Guarantor documentation
We notify the council that your property is occupied by students and liaise with the council tax department in the event of any issues

FREE Deposit Protection Package including:

Collecting and accounting for your tenant’s deposits, and ensuring that they are each protected in the Government approved DPS Custodial Scheme
Ensure that your tenants sign for and receive the relevant prescribed information pertaining to tenancy deposits during the signing of the tenancy agreement

FREE Day to Day Property Management including:

Act as the main point of contact for your tenants throughout the tenancy, resolving any tenancy or maintenance issues that arise
Organise cost-effective solutions to any maintenance issues that arise on your behalf. All maintenance jobs are charged to you at cost price; we apply no additional ‘mark-ups’
Ensuring that a current Gas Safety Certificate is in place at all times
Unless other arrangements have been made, we will organise a regular Fire Safety Audit and Service, wherein any fire protection equipment is serviced and a compliance check is carried out
Organising annual PAT testing of electrical goods supplied with the property
Organising a 5-year electrical certificate
We will provide your tenants with a 24hr contact telephone number in case of genuine ‘out of hours’ emergencies
Access to our online portal where you can easily track income and expenditure for a specified time period and see copies of all associated invoices
End of Year income and expenditure Tax Statements are available upon request

Assistance with HMO applications and renewals

Rent Collection Service including:

We will inform your tenants in good time of the amount they need to pay and the dates upon which any payments are due
Collect the rent from your tenants on your behalf, paying the money by BACS into your designated bank account
For your peace of mind we will provide you with a Remittance Notice each time we make a payment to you, breaking down exactly which tenants have paid and the amounts received along with copies of any invoices in relation to the Remittance Notice
In the event that your tenants fall into rent arrears, we will work with them to find a solution in the timeliest manner possible
If you wish to offer a bills inclusive package, we can handle the utilities and broadband on your behalf

Our management fee is capped at 12% of the rent collected, plus VAT at the prevailing rate. This fee covers all services listed above, along with our professional knowledge, expertise and advice. Discounts may be available for larger property portfolios.

We know that many student landlords prefer to look after the day-to-day management of their student properties themselves. However, ensuring that your property is let can be the most challenging aspect of the job and the most essential. With this in mind we’ve used our specialist knowledge of the York student housing market to develop a comprehensive Student Tenant Find Service.

Obtaining security deposits, forwarding the money to you – we do offer a deposit protection service (click here for more info).
We offer a deposit protection service free of charge if requested. We must be told ahead of a tenancy being created if you want us to handle the deposit protection. Included in the service is collecting the deposit payments and issuing the relevant deposit protection paperwork. At the end of a tenancy, the Landlord MUST instruct Adam Bennett Lettings about the deposit releases and Adam Bennett Lettings will not get involved in any disputes.

VAT is charged at the current rate.

Unless organised by the landlord and a copy of the certificate is provided we will instruct a third party Gas Safe Engineer to carry out the annual Gas Safety Inspection. A copy of the certificate will automatically be uploaded to the property profile.
Unless organised by the landlord, Adam Bennett Lettings will organise a regular fire safety audit and service on all managed properties at the cost of the landlord to ensure compliance, the findings of which must be adhered to in order to bring the property to current standards.
It is the landlord’s responsibility to ensure that all applicable furniture and furnishings in the property comply with the fire and furnishing regulations 1988 (as amended in 1989 and 1993). Help and advice will be given as appropriate. By agreeing to these terms and conditions of business the landlord(s) confirm that all relevant items supplied by him/her comply with these requirements. In the event that any furniture is found to be non-compliant with the above regulations, Adam Bennett Lettings will remove this furniture and replace at the cost of the landlord
In order to ensure that properties are fit for habitation by incoming tenants, a deep clean will be organised and carried out at the point of handover. This will ensure that the property is kept at a good level of cleanliness year on year. Cleaning will be carried out in the most cost-effective manner possible and charged to the landlord at cost to us with no ‘mark-up’.
Hours incurred by our own staff for maintenance will be charged at the prevailing hourly rate (£35 + VAT per hour).
In the unlikely event that the rental income is insufficient to cover the cost of the repair/replacement item(s) or the payment of the rent is not due within the next 30 days, alternative arrangements will be made for the landlord to pay contractors directly.
Adam Bennett Lettings do not receive any commission on any maintenance contractors employed by the company.
We strongly recommend that all landlords budget for repairs and maintenance on the property.
On rare occasions there may be reasons for us to approach you with regards to requests from tenants for compensation. e.g. should a property not be ready to move in to at the start of the tenancy, damp proof course needs installing during the tenancy or a property needs rewiring during the tenancy. We will be looking for your co-operation whilst negotiating between yourself and the tenants to ensure that the outcome is acceptable to all parties.
Adam Bennett Lettings reserves the right to terminate in the event that any formal notice be legally and correctly served by a local authority or others acting on their behalf, on the landlord, the tenants or Adam Bennett lettings under the powers granted to them by the Housing Act 2004.
